As a rental provider, you have a responsibility to ensure your property complies with all safety requirements and legislation. Failure to do so can have dire consequences – both for you and your renter. As your property manager, we’re here to help you manage your responsibilities, but it’s important that you are aware of your requirements are when it comes to safety at your property.
Smoke Alarms
All properties must have approved smoke alarms installed. These need to be tested at least once per year and batteries replaced (if applicable). Renters should report any smoke alarms that stop working or have issues in the interim.
Electrical
Electrical checks must be conducted at least once every 2 years by a licenced electrician. They will issue a report listing any required actions – i.e. issues with electrical outlets, wiring, etc.
Gas
For properties with gas appliances, heaters or connections, gas safety checks must be conducted at least once every 2 years by a licenced gas fitter. They will issue a report outlining any required actions.
Pool & Spa
Pools and spas must meet compliance standards. Any pool or spa that can hold more than 30cm of water must have a safety barrier. This applies to both in and above ground spas, including portable spas. You must obtain a building permit (and possibly a planning permit) prior to installing a swimming pool or spa that will hold more than 30cm of water. All pools and spas must adhere to safety requirements, have a valid compliance certificate and be registered with the local council.
Windows and Balcony
All opening windows are required to have a functioning latch to secure against external entry and be able to be left in an open or closed position. Second-story and above windows must be restricted to an opening of no more than 12.5cm. Balconies need to be structurally sound, and any structural repairs addressed immediately.
Fire Safety
Assuming all electrical, gas and property maintenance safety requirements are covered, and the property is fitted with an approved smoke alarm, fire safety within the home is largely the responsibility of those residing there. However, an apartment building will have fire safety requirements such as access to fire extinguishers, clearly marked exits and fire warning systems.
Structural Safety
The building must be structurally sound. Regular inspection, maintenance and repairs can help ensure this.

- Stay informed – keep up to date with the residential tenancy requirements.
- Engage professional help – work with trusted professionals, i.e. property manager and licenced tradespeople.
- Maintain records – keep detailed records of all safety checks and repairs, as well as any communication with your renters and property manager.
